Developer Proposes 100 New Homes Near Guilford

The requested zone change will be the subject of a Dearborn County Plan Commission meeting on April 23.

(Dearborn County, Ind.) – A developer has plans to construct a 100-home subdivision in rural Dearborn County, but few details have been shared with zoning officials thus far.

According to an April 5 letter sent to property owners adjacent to the site, Court King has submitted a request to the Dearborn County Plan Commission seeking to rezone just over 186 acres in York Township from agricultural to residential. King submitted the application on February 21 on behalf of Blind Hunting Club, LLC.

If granted, the rezone could allow for 100 single-family residential units to be constructed on the west side of York Ridge Road just north of Bonnell Road near Guilford.

King told Eagle Country 99.3 Tuesday he owns Blind Hunting Club, LLC with his partners.

Property records show Blind Hunting Club, LLC is based in Kanab, Utah. The company purchased five contiguous parcels – the largest of which is 178 acres – in February 2017 for $720,000 from The Loren H. Huddleston Living Trust.

Dearborn County Planning and Zoning director Mark McCormack said due to the number of units proposed, a traffic study would be required either during the rezone process or before the primary plat approval. There is also no public sewer currently servicing the property, McCormack added.

King declined to offer further details on the residential development. He does plan to attend an upcoming meeting of the Dearborn County Plan Commission to answer questions.

The plan commission is scheduled to review the zone change request at a meeting on Monday, April 23 at 7:00 p.m. at the Dearborn County Government Center in Lawrenceburg.

At that meeting, the plan commission members could vote to forward the zone change with a favorable or unfavorable recommendation to county commissioners, McCormack said. The members could also choose to table issuing a recommendation until they have received more information about the developer’s plans.
