St. Leon Site at I-74 Selected for Duke Energy Site Readiness Program

Duke Energy’s Site Readiness Program identifies, evaluates, and improves sites in its 69-county Indiana service territory. 

(St. Leon, Ind.) - Duke Energy has selected three properties in Bartholomew, Dearborn and Monroe counties for inclusion in its 2026 Site Readiness Program, which prepares high-potential business and industrial sites for high quality, community supported economic development investments and markets them nationwide to companies looking to expand or relocate their operations.

“As Indiana continues to grow, communities need competitive, development-ready sites that can attract new employers and investment,” said Stan Pinegar, president of Duke Energy Indiana. “That’s why, through the Site Readiness Program, our economic development team works alongside cities and counties across the state to enhance those opportunities – helping bring new jobs, tax dollars and long-term economic growth to the communities we serve.”

How it works

Duke Energy works with Banning Engineering and Site Selection Group to evaluate high-potential sites, then partners with local economic development professionals to develop a strategy for getting the sites ready to market to industrial prospects.

2026 Site Readiness Program locations

▪ Taylorsville Industrial Site (Bartholomew County)

The Taylorsville Industrial Site offers development opportunity within one of Indiana’s fastest-growing manufacturing corridors. Located near U.S. Highway 31 and I-65, the site provides regional and interstate connectivity. Situated in unincorporated Bartholomew County, all major utilities are available at the site perimeter, and its flexible layout allows for development as either two independent parcels or a single larger industrial campus.

“For rural Bartholomew County, this represents an opportunity to prepare for growth while keeping that growth rooted in the community,” said Maclyn Benedict, project coordinator for the Greater Columbus Economic Development Corporation. “By making this site more competitive for future investment, we can help attract quality jobs, expand the local tax base and create new opportunities for residents close to home.”

▪ I-74 St. Leon Alig Site (Dearborn County)

The I-74 Alig Site in St. Leon represents a significant development opportunity in southeastern Indiana, strategically located at the I-74 and State Road 1 interchange. With interstate visibility and direct highway access, the site is positioned to attract commercial, light manufacturing and distribution investment. Comprehensive utility infrastructure, including electric, natural gas, water, sanitary sewer and broadband service, is available on or near the property, supporting a wide range of development opportunities.

“For Dearborn County and the broader southeastern Indiana region, the I-74 St. Leon Alig Site offers the kind of visibility, access and infrastructure that companies look for when making expansion decisions,” said Mike Perleberg, executive director of One Dearborn Economic Development. “Through Duke Energy’s Site Readiness Program, we are strengthening our ability to compete for new investment, support job creation and position this site for long-term economic growth.”

▪ 3100 W. Fullerton Pike (Bloomington, Monroe County)

The Fullerton Pike Site is an 87-acre, highly visible property located along I-69 with direct frontage and convenient ramp access. Benefiting from recent roadway improvements, the site is fully served by major utilities and boasts strong regional workforce access. A key employment growth area for the city of Bloomington, the site offers development-ready acreage and supportive ownership for future investment opportunities.

“Site readiness is essential to Monroe County’s ability to attract both new businesses and expansion projects,” said Clark Greiner, interim CEO of the Bloomington Economic Development Corporation. “The Fullerton Pike Site combines I-69 visibility, strong access, available utilities and a growing employment corridor with local partners who are actively preparing for future investment. Duke Energy’s Site Readiness Program is helping us turn that potential into a clearer path toward development and quality job creation.”

For many years, Site Selection magazine has recognized Duke Energy’s economic development work in the publication’s annual list of “Top Utilities in Economic Development.”

  • Duke Energy has helped prepare 53 properties in its service territory that have won 32 major projects since the Site Readiness Program started in 2013, drawing over 10,300 new jobs and nearly $15 billion in capital investment to the state.
  • Including the Site Readiness Program, over the last five years Duke Energy has helped recruit $22 billion in capital investment and more than 17,000 jobs to Indiana.
